Don’t forget the simple maintenance needed to keep your heating and air-conditioning systems running efficiently. Change the air filter once a month and get a “tune-up” by a contractor every 2 to 3 years.

Unfortunately I live in an apartment complex and they do not maintain the HVAC units well. They swap filters every month for every tenant, but the units themselves are old and inefficient. There is no good place to connect an ammeter to the system. Good news is it's driven by a chilled water supply with a tower on the roof, but there still seems to be a compressor and coolant loop in each unit.

I'm hoping the gov't doesn't interfere with house prices too much, because as soon as they fall back to 2001 levels it will be time to consider buying a home. When I do I've got some good ideas for computer based automation system to really cut down on energy usage. From electric roller shades to full zoning of the HVAC system (there is no reason you can't have a thermostat in every room). Really the technology available to the consumer is way behind when it comes to home energy management. But the parts are there for the do it yourself crowd.

My HV/AC contractor says one of the most important things you can do to save energy with central air is to keep the outside unit clean and make sure the air flow isn't blocked. He says you should spray the condensor coils with a hose a couple of times during the cooling season to knock off the dirt and pollen. Pretty easy and low-tech.
